House hunting is fun but definitely stressful too

Good on you avoiding the DIY - I looked at a couple, one was SUPER overpriced for how much work it needed (it was already over budget but had an in law suite but even with that it needed $50-75k in renovations). Another was priced right but I knew we wouldn't get it if we bid on it - it was a big house with a TON of space and a pool but it was original owners from back in the 60s and very little had been upgraded. We figured at least $100k in renovations, and I think there was a bidding war because there were like 5 offers already in. And I think 100k might have been a low estimate, it needed a new roof for sure, had a leak in one room, and new flooring in every room including the kitchen which had CARPET. In the KITCHEN. And in the attached half bath. 🤢

There was one we missed out on because we went in under asking price (and it sold for asking) which was kind of sad but it was also really near the top of our budget. And another house had the PERFECT in law suite but the kitchen in the regular house was really bad and every single carpet needed to be replaced because of the pee smell (cat, not human, but still gross). And every single screen on every window had holes in them from the cat.
