* Appraisal will likely come in higher than we will pay. We offered $515K. We will not be on the hook for more.
* Roof will be two-year certified on Friday. The roof will need to be replaced pretty soon, but first we need to adjust to paying more for housing. Plus, I am not taking out any loans period because our credit rating came down due to two credit pulls (sign, such a scam). Unless our loan officer comes in with a really good monthly payment, then we might tack on the roof replacement.
* Inspection was good. Now need to determine what I can do in addition to immediate needs - a leaky shower and some dry rot underneath, rekeying the locks (not expensive), fixing the placement of the hot water heater and some dry rot there, and some sewer work.
* Just put in a request for quotes from our insurance broker.
* Our walkthrough is early next week.
