My dad sold the house to my older brother a few years ago with permanent right of tenancy. This way there isn't any inheritance tax to deal with or if something happens and he needs to go into a facility - he has no assets.
Of course, he says he won't move in with any of us 4 kids or go into a home/facility. He will be 86 in late November, is legally blind and using his cane more and more when out and about. While never 'fat' he had a robust build that has shrunken and gotten frailer. He walks on a treadmill a few days a week and lifts weights (in the basement) as well so he's trying to stay healthy. However, he has gotten noticeably frailer in the last 3-4 years.
At the very least do some research on Ohio laws, inheritance tazes etc. Doing so will give you facts with which to approach your dad.
