Positives: allegedly, this is 2,214 sf, although we cannot tell that from the pictures.
It has a pool, which is not something we necessarily want but would use since this isn't very near my park and MY river. Of course, we don't swim in it because gross but being a block from the biggest river in CA and just north of the Sac River Delta gives you an amazing breeze. let's see if the pool is in good shape at all, or needs resurfacing etc.
I mean, that's a whole lot of living space that would allow Marty and I to have our offices and for me office and workout room. If the place is laid out right.
They're only asking $460,000, a steal here. The interiors look recently remodeled, except for that 50 yo wallpaper that so many of the houses have. We would have to remove that and change out the carpeting.
Bathrooms appear updated, and one has a walk-in tub, which M will need once his mobility gets worse. LOL that they still kept the dated wallpaper up in that bathroom.
It still has paneling, but it appears very well cared for, and we kinda dig it, so we would likely not remove it. It also has that exposed wood on the ceiling of a couple of rooms, a throwback we both like.
Most of the living space does not face 43rd Avenue; I think just a family room, or a bedroom that LW could use since like his dad he sleeps through everything.
Negative: It's on a fairly busy street and isn't close to my beautiful walking trails (a mile at least) or the canals, or the river. We would have to drive to those.
We would have to build a fence in the front. Period.
Aside from the pool, yard looks like it too will need some love.
Some other thoughts:
I did go by it and there wasn't a ton of street noise, and it does have double paned windows.
The streets south of it are gorgeous with beautiful homes. They would make for a lovely walk but it's still not my Greenbelt.
It is next to a smaller park, Reichmuth (which is OK), and by a new walking/biking trail the city opened up a couple of years ago, the Del Rio Trail. HOWEVER, I don't think I'd feel safe there without LW with me, since homeless will trickle over from Freeport Blvd - the eastern border of our 'hood, and it gets dicey in some parts of the eastern edge of the 'hood.
(This is actually in South land Park, the neighborhood just north of Greenhaven/Pocket. S. Land Park is also considered very desirable).
The previous owner died in the home, but that never bothers us.
This house will go quickly. $460K in S Land Park with over 2,200 sf? Yeah. If we say this home is for us (I kinda doubt it), we would need to put in a offer over asking very quickly and then work out some credits.
I'll report back tomorrow afternoon!
We still think our likely moving window is the winter, though.
