We had the home inspection yesterday. Found a few red flags.

The biggest issue is the roof - I was worried about the possibility of water damage from where the solar panels are attached, and I was right to be worried. There was moisture present (I am SO GLAD it rained pretty much off and on all weekend!). It *should* be covered under the solar company warranty, but that's for the current owner to fight out.

There were two other major things - one is the way the deck was connected to the house, the inspector says it needs another beam and more support. My brother said probably around $3k to fix (though he would charge me less 😁). Also, at some point a second attic access had been made in the main hallway. The original access was through a closet so they cut into the hallway and put in stairs. Looks fine, but turns out they cut a truss to put it in and there could be structural issues so we want an engineer to come out and look at it.

Other things found was termite damage at the front porch (common in this area), the dryer vent wasn't connected to the back of the dryer, three kitchen cabinet hinges were either not closing right or broken, some outlets that needed a new cover, fans that ran rough. Those were the nearly minor things.

The realtor is writing up something to send to the other agent right now, so fingers crossed they agree to fix all this crap.

I don't understand how anyone would go forward without a home inspection, the guy we had was VERY thorough!
